Overview
Every property in inZOI falls into one of three broad lot categories: residential lots where Zoi households live, community lots that serve as public spaces for activities and skill development, and rabbit hole buildings that Zois enter but whose interiors cannot be viewed. Understanding lot types is essential for choosing where to live, which community venues to visit, and how to customize the city through Build Mode. The game currently has three playable areas: Dowon (a Korean-inspired metropolis), Bliss Bay (an American coastal city), and Cahaya (a tropical island resort added with the free Island Getaway DLC in v0.3.0).
Residential Lots
Residential lots are properties where Zoi households live. Each household occupies one residential lot, which includes the building footprint and any outdoor space (yard, garden, parking area). Residential lots are where players spend most of their Build Mode time, decorating interiors, placing outdoor furniture, setting up gardening plots, and building features like swimming pools.

Residential Lot Categories
Empty lots: Vacant properties with no structures. Players purchase these and build from scratch. The base price is typically 5,000 or 10,000 Meow. These are the most affordable starting option.
Unoccupied lots: Properties with existing structures but no family living in them. Players can move in and keep, modify, or demolish the existing building.
Occupied lots: Properties with a premade family already living there. Players can move their household into an occupied lot, which displaces the existing family.
Apartments
inZOI supports apartment buildings with up to 30 floors. Apartment living is common in both cities, especially in Dowon where urban density means smaller lots and taller buildings. Each floor can contain multiple units. Players edit their own unit through Build Mode without affecting other units. Apartments tend to be more affordable than standalone houses, making them a good choice for Zois starting out.
Lot Sizes
Lots in inZOI are measured in meters, with four grid squares equaling one meter in Build Mode. A scale ruler along the edges of the Build Studio shows exact dimensions. Properties vary significantly in size:

The Build Studio uses size categories (S2, S3, etc.) when creating houses, but actual usable lot space on placed properties may differ from the studio dimensions. Empty lots available for purchase in the base cities are typically S2 size, while pre-built properties occupy larger footprints. Cahaya offers the largest buildable areas in the game.
Dowon Residential Lots
Dowon has 12 residential lots. The city has a dense urban layout with compact apartments and smaller properties. Dowon's lots reflect its metropolitan character: vertical living spaces, close neighbors, and limited yard space.

Bliss Bay Residential Lots
Bliss Bay has 14 residential lots. The coastal city has a suburban feel with larger properties and more outdoor space. Some lots have ocean proximity, fitting the city's vacation-town atmosphere.

Community Lots
Community lots are public buildings and spaces that all Zois can visit. They serve as hubs for skill development, social interaction, shopping, dining, and entertainment. A key distinction from residential lots: editing community lots in Build Mode is completely free and does not cost the household any Meow.
Editable vs. Non-Editable Community Lots
Not all community lots can be edited. Lots marked with an "(Editable)" indicator in the top-left corner can be customized. To edit one, have your Zoi visit the location and press the building icon on the bottom-right corner. Some properties, like Sodam Diner, are editable from the map, while others nearby (like Dowon Deli) are not. The developers maintain restrictions on certain buildings to prevent changes that could impact core gameplay. Walls currently cannot be added to community lots.

Dowon has 25 community lots. The city's dense urban layout means community lots are the primary destinations for outdoor activities, since residential lots have limited yard space.

Cahaya Community Lots
Cahaya consists of three islands with a different structure from the main cities. Rather than traditional residential lots, Cahaya offers resort accommodations and farming land.
Main Island: Farming land, gathering spots, a library, and the Farm Store for purchasing tools and seeds
Resort Island: Spa (sauna, massage), billiards, bowling, arcade, Cat Temple, three resort villa types (Garden Villa, Premier Ocean View Villa, Private Water Villa)
Deserted Island: Located between the other two islands; exploration and gathering area
Rabbit Hole Buildings
Rabbit hole buildings are locations where Zois enter but whose interiors the player cannot view or control. The term originates from life simulation games where characters disappear inside a building, leaving the player to imagine what happens inside. In inZOI, rabbit hole buildings primarily serve as career workplaces and civic institutions.
When a Zoi enters a rabbit hole for work, the game provides periodic status updates about their activities. Everything they do offscreen is automatic; the player does not need to manage them beyond ensuring they had a good night's sleep before the shift.

Business Lots
The v0.5.0 update (December 2025) introduced business ownership, allowing Zois to own and operate businesses. Business lots are a special subset of community lots where the owner manages employee rosters, sets business hours, finds customers, and handles accounting. Preset business types include cafes, bakeries, bars, and restaurants. Business owners take a hands-on approach, actively managing the venue during operating hours.

When editing community lots, avoid pressing the I key, as this redirects to your home's Build Mode instead of the community lot editor.
Buying and Moving
To purchase a property, open the city map (press M) and select an available lot. Property prices depend on lot size, location, and existing structures. Players who cannot afford to pay upfront can use bank loans (approximately 1% interest) from Narae Bank or Southwest Bank. Loan shark financing is also available at 5% interest through the smartphone Loan app, but the high interest and risk of asset seizure make it a last resort.
Moving involves choosing whether to sell or store existing furniture. Stored items go to household inventory for placement in the new home. See the Lots and Housing article for full moving details.
Future Cities
Five additional cities are planned for future updates: Brusimo, Goldenfield, Winiber, Haegang, and Recalleta. Each new city will bring new lots with distinct architectural styles and lot sizes, significantly expanding the total number of available residential and community properties.
Tips
Dowon lots are cheaper but smaller. Bliss Bay lots offer more outdoor space for gardening and pools.
Community lot edits are free, so experiment freely with redesigning public spaces to suit your play style.
Check for the "(Editable)" indicator before visiting a community lot with renovation plans.
Rabbit hole careers require minimal player input. If you prefer hands-on gameplay, look for active career lots instead.
The cheapest empty lots (5,000 Meow) are great starter properties. Build a simple home and expand as income grows.
Cahaya offers the largest buildable land areas in the game, so players who want big outdoor projects should check the island's farming lots.
