Seaside Boardwalk is a seafront district of Nivalis, the vertical city built above the ocean by ION LANDS. It is one of exactly five locations named on the first first-party city map, a promotional brochure captioned "NIVALIS CITY MAP" that the developer and publisher 505 Games released on 11 September 2026. The other four labelled locations are Skyhigh Gardens, Meridian Market, the player's home, and the Docks.
The brochure describes the district in two sentences: "From the ocean breeze to the towering skyline, Seaside Boardwalk blends peaceful seaside views with crowded streets and bustling businesses." and "Walk along its distinctive pier, then climb into the heart of the neighbourhood, where restaurants, hidden alleys, and countless stories await." Those two lines are the only dedicated first-party description of the area published so far, and almost everything on this page traces back to them or to earlier preview material. Nivalis Nights is unreleased as of 21 September 2026, so nothing below has been verified in a shipped build.

There is a real tension in how the Seaside Boardwalk has been characterised, and it is worth recording rather than smoothing over. Our earlier coverage of the city summarised the district as "A peaceful pier area with ocean views" with corporate businesses lining the boardwalk. The 2026 brochure is louder: it says the district "blends peaceful seaside views with crowded streets and bustling businesses."
The two framings are not necessarily in conflict. The brochure itself presents the blend as the point of the place, a quiet waterfront edge with a dense, busy neighbourhood packed in behind and above it. That reading also matches the brochure's own instruction to walk the pier first and then climb inland, which implies the calm and the crowds occupy different parts of the district rather than competing for the same streets. Still, a reader arriving from the older description expecting a sleepy promenade will find the marketing promising something busier, and until the game is out there is no way to say which impression dominates in play.
The pier is the single physical feature the developer has singled out, calling it "distinctive" without elaborating on what makes it so. It sits at the waterfront end of the district and is presented as the natural starting point of a visit. The brochure frames the route through the area as a two-stage movement: along the pier at sea level, then upward into the neighbourhood proper.
That upward movement is consistent with how the rest of the city works. Nivalis is organised vertically, with height standing in for status, and a district that begins at the waterline and climbs from there fits the pattern. As of 13 September 2026 no source states how far up the Seaside Boardwalk extends, whether it reaches the mid-levels, or where its boundary with neighbouring parts of the city falls.
The brochure names three things waiting in the heart of the neighbourhood: restaurants, hidden alleys, and "countless stories". The restaurants matter mechanically, because dining venues are the core of the game's business management loop and because a district full of them is a district full of competitors, customers, or acquisition targets depending on how the player approaches it.
The alleys are the more interesting detail, because they connect to an older and darker characterisation of the area. Preview material described corporate businesses lining the boardwalk, shadowy alleys running behind the storefronts, a fast train link to an industrial district, and a reputation for lawlessness summed up in the line "you can't call the police here." Set beside the brochure's cheerful "hidden alleys, and countless stories await", the same architecture reads two ways at once: picturesque back streets in the marketing, and somewhere the authorities do not reach in the preview coverage.
As of 13 September 2026, no first-party source names a single specific business, vendor or venue located in the Seaside Boardwalk, and none states whether the player can buy, rent or operate premises there. The district is described, not yet inventoried. The only legible English lettering in the brochure's photograph of the district is a "GAS STATION" sign, which is set dressing rather than a named business.
The city map is drawn as a side-on elevation of the skyline rather than an overhead plan, so it fixes relative height more reliably than it fixes direction. On that map the Seaside Boardwalk label sits at the far left of the city and its pointer descends to a long quayside a few levels above the waterline, with a vessel moored in front of it and the stacked mass of the city rising behind. The Skyhigh Gardens and Meridian Market labels point high into the skyline; the Seaside Boardwalk and Docks labels both point low.
That places the boardwalk among the lower, seaward reaches of Nivalis, in the band where most of the early game takes place. It should not be confused with the Docks, which is a separate labelled location on the same map, points at a different part of the skyline, and serves a working rather than a leisure function. Nor is the five-label map a complete directory of the city: our city overview also records Calypso Island, the Metro Hub and Central Canyon, none of which appear on the brochure.
No first-party source states how the player reaches the Seaside Boardwalk. The city's transportation options are the subway network centred on the Metro Hub, automated HOVA air taxis for elevated districts, the player's personal boat on the waterways, and walking. A waterfront district at low altitude would plausibly be served by the subway, by boat, or on foot from a neighbouring area, but as of 13 September 2026 that is inference and not something the developer has confirmed. The one connection that has been reported is a fast train to an industrial district, which suggests rail service of some kind reaches the boardwalk.
Several basic questions about the district remain open as of 13 September 2026:
Scale and structure. Whether the Seaside Boardwalk is a full district with its own loading boundary, on the scale of Meridian Market, or a smaller area inside a larger one, has not been stated.
Availability. Whether it is open from the start of the game or unlocked through progress, money or story is unpublished.
Named residents. No character has been publicly placed in the district.
Business slots. No source confirms that the player can operate a venue on the boardwalk, despite the district being described as full of restaurants.
These are absences in the published material as of 13 September 2026, not statements that the features are missing. The developer has said more information is still to come before launch, so this page is expected to change.
