Monsters & Memories has a player housing system that was tested throughout the 2026 Closed Beta. Nothing about it is described on the official website or in either FAQ; every fact on this page comes from the dated beta patch notes (see Patch Notes), so all of it describes the current beta build rather than a launch promise. Two caveats matter more than the rest. First, the ownership caps in force on the beta servers since September 10, 2026 were marked by the developer as beta-only values for testing. Second, the only earlier cap statements (one property of each type per account, one house per guild) predate that override, and as of September 21, 2026 no published source says which set applies when Early Access opens on October 1, 2026.
Property types
Three property types are named in the notes: houses, market stalls and inn rooms, plus a guild variant of a house. Market stalls have always been public since March 20, 2026. Inn rooms have been instanced since September 10, 2026: another player can enter your inn room only while grouped with you and after you set its permission to Public. Houses have doors that can be locked (below), interiors, and in some cases open areas such as patios and rooftops that can be marked as always public.
Ownership limits
On March 10, 2026 the rule became one property type per account: one house, one stall and one inn room. On March 20, 2026 a house converted to a guild house stopped counting toward those limits, with each guild allowed only one house. Beta Patch 10 (September 10, 2026) then raised the caps under a heading the developer wrote in capitals as being for beta only, to test having everything owned.

Because the developer labelled these as test values, the safer reading for launch is the earlier one-per-type rule, but that is an inference from the labels, not a published statement.
Guild halls
A regular house can be converted to a guild house since March 20, 2026. Only houses can be converted; the guild leader becomes the owner and every other member receives co-owner privileges. The conversion cost 1 Platinum and raised upkeep by 50% at introduction, and since June 7, 2026 making a property a guild hall costs 1 platinum plus upkeep, with additional dynamic upkeep functionality added the same day. Guild storage and guild container permissions received fixes on April 21 and May 5, 2026, and dismantling containers in a guild property deposits their contents with the guild leader's customs agent.
Storage, permissions and recovery
Storage boxes and display boxes have configurable permissions: Owner only, Group only, Guild only and Everyone, plus Co-owners only inside a house. Furniture is placed and, since April 21, 2026, recovered by disassembling it with a furniture wrench bought from a carpentry supplier; the wrench was originally sold to destroy furniture (March 20) and later given the recovery behaviour. Items lost when a furniture storage box is destroyed with inventory inside, or when a house expires with items in its containers, go to a customs agent, who is region locked; customs agents were placed in Night Harbor, Evershade Weald, Keepers Bight and Shallow Shoals on March 20, 2026. Packed or disassembled furniture containers deposit their items in the owner's customs agent recovery inventory. Since September 10, 2026 no-rent items cannot be placed in house storage containers. Bank Crates became craftable through Carpentry on August 20, 2026, and the Dragon's head trophy was added as new furniture the same day. See Tradeskills for carpentry.
Keys, locks and private areas
Since June 7, 2026 a house door is locked by using a House Key item on the door, and areas within a house are set private by right-clicking the House Key while standing in a defined area. Since September 10, 2026 the house panel offers a few door customization options cycled with arrows; the developer's public known-issues list records, as of September 10, 2026, that the new door colouring system in Night Harbor causes culling issues. House signs exist, and since September 11, 2026 their text is no longer visible from behind. A scale control was added to the House Panel on September 19, 2026.
Living in a house
Since May 5, 2026 a house you own or have privileges in stops your food and water consumption and grants warmth of the hearth. Since September 19, 2026 houses count as bind points in the PvP ruleset's Soulbind rule, which the developer says gives houses in some zones more value as alternative bind locations; a character bound inside a house that is transferred, relinquished or expired re-binds at its starting zone's safe position. Houses are built in subspaces separate from the general zone since June 7, 2026, a change made to stop accumulated furniture from causing lag, and several later fixes dealt with furniture or players landing in the wrong subspace. Campfires and similar placeables cannot be placed in areas set to disallow them, which as of July 2, 2026 means all banks.
Transfers, expiry and derelict properties
Transferring or converting a house no longer packs it up (April 21, 2026); furniture ownership transfers with the house, and since July 2, 2026 houses rename automatically to suit the new ownership. Inn rooms and market stalls no longer remain derelict for 7 days after that same July 2 change, which implies a 7 day derelict period had applied to them before it; the notes do not state the current expiry rule for houses. Purchasing fixes for houses and for properties with no doors landed on May 7, 2026.
Housing and PvP
On the PvP ruleset, only the owner of a house is eligible for PvP suppression inside it, and only while not in PvPAggro status. If the owner is in PvPAggro and the house is private, they cannot enter until the status drops; if the house is public they may enter with anyone else but are not suppressed until the status ends. Personal houses are one of the three suppression zone types named in the September 19, 2026 Soulbind rule, along with city banks and inns.
Named housing and rooftops
The first house on the left inside Night Harbor's West Gate is named in a July 2, 2026 fix, new housing was implemented in Night Harbor on August 20, 2026, and a February 25, 2026 quest fix stopped Night Harbor Rogues from being evicted from the rooftops of owned houses during their starter quest. The notes do not publish a list of housing zones, house prices or upkeep amounts as of September 21, 2026.
